General Loan Information

  • LOAN APPLICATIONS

    Loan applications may be lodged by email, post or in person. Application Form is available by contacting Assetline at info@assetline.com.au. Only fully completed and signed Loan Applications can be assessed by Assetline.

  • LOAN APPROVAL

    Offer Letter is generally issued within 24 hours of receiving completed Loan Application.

  • FEES UNDER MANDATE

    An additional Introducer or Arranger fees charged directly or under mandate to the borrower must be disclosed in advance of the Letter of Offer being issued.

  • VALUATION FEE

    Assetline will instruct a valuer from its valuation panel to value the security being offered. The Applicant will be required to pay the valuer’s fee prior to the valuation being instructed. The feel will be variable, depending on the nature, complexity and value of the borrower’s security.

  • APPLICATION FEE

    Generally $1,000 (payable on signing Offer Letter) but depends on size and complexity of transaction.

  • DUE DILIGENCE FEE

    Generally $1,000 (payable on signing Offer Letter) but depends on size and complexity of transaction.

  • LEGAL FEES

    All Applicants are required to have their own legal advice and to have their own solicitors act on their own behalf. Assetline will instruct solicitors to act for us in relation to the Borrower’s mortgage. The cost of this work will be charged directly to the Borrower by our solicitor. The fee will be variable, depending on the size of the loan and the type of the transaction, and will also include disbursement for searches and title registrations, inter alia. These fees will be additional to the fees charged to the Borrower by the solicitors acting on the Borrower’s behalf.

  • DISBURSEMENTS

    Charged at cost (deducted from settlement proceeds).

  • LOAN MANAGEMENT FEE

    0.10% per month of the Principal Amount, capitalised and paid when the loan is discharged.

  • SETTLEMENT TIMING

    48 hours from receipt and certification of executed mortgage documents and completion of due diligence.

  • INTEREST PAYMENTS

    • Monthly in Advance
    • Capitalisation possible within LVR guidelines

  • VALUATION

    • Valuation comissioned by and addressed to Assetline Capital (‘Market’ and ‘Forced Sale’ basis)

  • JOINT AND SEVERAL GUARANTEES

    • All third-party security providers
    • All directors (particularly share holder directors) of the borrowing entity
    • Any corporate shareholder of the borrowing entity

  • DOCUMENTS REQUIRED FOR SETTLEMENT

    Land tax clearance and insurance policy for the value of the improvements with Assetline noted as an interested Party

  • SERVICING / INCOME VERIFICATION

    Assetline must be satisfied that the Borrower has the capacity to service monthly interest (where interest is not retained). Evidence may be requested.

  • EXIT STRATEGY

    Applicants must be able to demonstrate a realistic exit strategy.

  • INFORMATION FOR DEVELOPMENT EXIT LOANS

    • Home warranty insurance.
    • Copy of Building contract
    • Most recent Quantity Surveyor Report
    • Tripartite Agreement between the Borrower, the lender and the Builder.
    • Copy of last Principal Certifying Authority inspection report.
    • Statutory Declaration from the builder confirming no payments are outstanding.
    • List of outstanding items to achieve Final Occupation Certificate/Occupancy Permit from the Project’s Private Certifier.
    • Copy of Certification for the following:
            • Waterproofing
            • Glazing
            • Surveyor
            • Structural Engineer
            • Electrical Engineer
            • Hydraulic Engineer
            • Mechanical Engineer
            • Architect’s Certification
            • Lift Services
            • Fire Services
    • Section 73 Notice of requirement
    • Updated contract works & Public liability policy for Builder
    • Builders trade summary breakdown for cost to complete
    • Copy of Draft Strata Plan or equivalent
    • Copy of Construction certificate
    • Summary of Presales Achieved to Date, to include:
    • Purchaser Name
    • FIRB Required (y/n)
    • Purchase Date
    • Purchase Amount
    • Deposit Amount
    • Sunset Date
    • Real Estate and/or Lawyers Trust Account Ledger and Deposit Receipt, evidencing each presale deposit is held in trust
