Offer Letter is generally issued within 24 hours of receiving completed Loan Application.
An additional Introducer or Arranger fees charged directly or under mandate to the borrower must be disclosed in advance of the Letter of Offer being issued.
Assetline will instruct a valuer from its valuation panel to value the security being offered. The Applicant will be required to pay the valuer’s fee prior to the valuation being instructed. The feel will be variable, depending on the nature, complexity and value of the borrower’s security.

All Applicants are required to have their own legal advice and to have their own solicitors act on their own behalf. Assetline will instruct solicitors to act for us in relation to the Borrower’s mortgage. The cost of this work will be charged directly to the Borrower by our solicitor. The fee will be variable, depending on the size of the loan and the type of the transaction, and will also include disbursement for searches and title registrations, inter alia. These fees will be additional to the fees charged to the Borrower by the solicitors acting on the Borrower’s behalf.

0.10% per month of the Principal Amount, capitalised and paid when the loan is discharged.

Assetline must be satisfied that the Borrower has the capacity to service monthly interest (where interest is not retained). Evidence may be requested.
Applicants must be able to demonstrate a realistic exit strategy.

• Most recent Quantity Surveyor Report
• Tripartite Agreement between the Borrower, the lender and the Builder.
• Copy of last Principal Certifying Authority inspection report.
• Statutory Declaration from the builder confirming no payments are outstanding.
• List of outstanding items to achieve Final Occupation Certificate/Occupancy Permit from the Project’s Private Certifier.
